Boiler Flue Gas Safety and Part J Compliance Gas Safe requirements came into force requiring visual access to concealed boiler flue systems.Some properties, primarily flats and apartments, have been built with boiler flues which cannot be inspected due to location behind walls, ceilings or pipe boxing. If a property has a room sealed fan-assisted boiler, with a boiler flue hidden behind a wall or ceiling, Gas Safe engineers now need to have visual access to the flue, as part of essential safety checks.This generally does not affect boilers that are situated on an outside wall. Click Here These requirements are a result of changes to Approved Document ‘J’ (Clause 1.47) of the Building Regulations. This document states that if all or part of the flue boiler cannot be seen, the householder or landlord will need to arrange for inspection panels, also known as access panels or hatches, to be fitted. Gas Safe registered engineers are now entitled to turn off the boiler, with the building owners permission, until all panels are fitted in the appropriate places. The new regulations not only impact on householders but on landlords in the private and public sectors, such housing associations and local authorities. It is their responsibility to make sure that all flue systems in their housing stock, comply with the regulations. The changes also affect professionals involved in the design, service or recommendation of flue systems, such as house builders, developers and plumbers. For More Details Visit Here
