Hiring a Lister in Commercial Real Estate in Essex & Kent A listing agent working in your commercial actual estate agency is a good strategy providing you can find the right person for the role & that they are committed to the task. First & foremost this person has to be an excellent 'Lister' of quality new properties at the right cost. They should be proven in this method or give you facts to that fact. Do not put an untested person in to the role basically to solve a controversy or to grow your business locally. A nice listing agent will grow your business in a major way; an untested agent will likely waste your time and your money. This type of agent is there to do one thing & that is to find new listings & clients of good quality & bring them in to your business. This takes a special person. To do this, the agent will need to be the actual professional that can build trust with the client, & service their clients well. Here are some key questions to ask as part of thinking about or structuring role of Lister in Essex & Kent. 1. What does the agent know about the local area & its history? 2. Have they a proven track record of transactions in listing & selling or leasing? It is thing to list property in Essex & Kent area; it is another to list at the right cost & then move the property to a sale. 3. Understand that they can generate these situations for you and your agency. 7. What are their conversion rates like in meeting prospects and converting them to clients? You should expect that their conversion rates are much better than the ordinary agents in your business. Get them to do a dummy presentation on a property listing for you. 8. What levels of professionalism do they bring to your business in communications, appearance, documentation, systems, and character? All of these factors are important to the role. 9. Check out their expertise skills and capabilities. Today agents must be committed to the method of expertise. Don't ask the question; get the person to show you what they know and do with expertise in their actual estate business. The employment of a listing agent is not an experiment.
